If anyone is considering making a smart house. Just buy analog industrial controllers off McMaster-Carr and wire the house yourself. 4-20 mA control schemes really aren't that complex, any White man worthy of the name can figure it out.

That is one way to do it. I use a lot of self-built or re-flashed off-the-shelf stuff that run's an open source firmware and does not connect to cloud at all. Everything is 100% local.
