I recall my folks refinancing down from an 8% to a 4ish% loan, turning it to a 15 year situation, and paying the house off rapidly making the same payments. It can work out sometimes.
My dad and I are pooling everything we have to get enough property paid off that we can re-start handing as much wealth from generation to generation as we can. Still haven't figured out the best way around inheritance and/or property tax except to fly the Gadsden and start sleeping in shifts lol.
