I've never seen multi- family homes that weren't run down, disgusting and poorly-kept. They would only drag down property values for actual home owners who have enough pride to maintain their property.

Huh? I've seen plenty of nice apartment complexes. Maybe they tend to age poorly. Any development drives down neighboring property values. Anything realistic anyways. Maybe a country club would bring up property values, but in general more housing just means more supply. What developers actually build are zero lot line shitholes because they make the most money on that. I think that's still considered single family.
