You can just add his name to the title, no transfer or taxes apply.
Put it in a trust. Do your research on the difference and how the transfer would be set up. Might have to talk to an attorney, idk
Fill out a "quit claim deed" with an attorney and send him a notarized copy. It's the easiest way to transfer ownership after you kick the bucket.
Just add to title or something along those lines, then there isn't an inheritance IRS bullshit fee.
Bonus; if you get divorce raped the house and land can't be taken away from you, since those aren't yours/under your name
