Recently, a ton of real estate was purchased by "New Yorkers" in my area. Mostly commercial buildings and apartments/condos.

My favorite restaurant was one of the victims. The new landlord has allowed them to go without working air conditioning for over a year now - resulting in a kitchen that can only get into the low 60's in the winter (if you're right by the woks), and surpassing 120 in the summer. They've had to close multiple times due to this. The restaurant owner actually paid thousands out of pocket to try and get it fixed, and the landlord got on her for engaging in unauthorized and unapproved work on the building.

The city and OSHA just shrug their shoulders. Due to the laws and the contracts, he's not violating any laws or codes that they can enforce.

I didn't even have to ask the owner, she told us he was a Jew.

That doesn’t make any sense at all. My dad owns a couple strip malls, my inheritance. It’s pretty simple the way he runs it. Something maintenance he covers it. Keep the building cool, keep it dry, keep it a nice blank slate essentially. If they want to do something extra, unique, like the guy building a little cookout area, they cover it. You don’t want the businesses to do bad cause then they’re not paying rent. Doesnt make a lot of sense.

May want to think about selling soon. The strip malls in may area aren't doing too well.

He's not doing his contractual obligations, as, unfortunately, there is no time limit stated in the contract. Without a "When notified of x issue, the landlord will have it fixed within x timeline" in the contract...it's just a "will fix" and he says he'll take care of it. But if they withhold rent, he can legally chain the doors. In our area, you can escrow rent only if you're renting residential, not if it's commercial.
