It seems like 20 or even 30 years ago, people could get a house with relative ease. Now though, its insane, im struggling with this mortgage lender because they want a receipt over my HOA fees ... they're 200$/yr, but apparently they are being insistent they want this. And for the past few weeks, they have been complete pedantic assholes wanting the dumbest documents imaginable, like a job contract with the closing date of the house instead of the start date. It's actually pissing both me and everyone else off, because when i bought my first house, i dont remember it being THIS fucking hard to do

A good example, I gave them a document of the HOA dues, which was from early 2000s. Apparently it's too old, they want the EXACT same document but dated from 3 years or less essentially. Or a receipt paid of the fees, which didnt happen because they didnt collect dues for COVID reasons. So what the fuck, this document they want literally doesn't exist

I feel you. I don't and will not deal with HOAs, but since the lender wants this doc, and the HOA didn't collect dues, could you ask the HOA for an MFR stating exactly that they did not collect dues and therefore there is no 'new' document/receipt? This should, theoretically, excuse the 'lack of current documentation' and instead allow for your previous doc to be submitted. As for your contract dates and closing - I've never heard of shit like that before. Refi and go somewhere else?

I live in bumblefuck nowhere where the concept of a functional road is commie talk, the idea i can find an MFR is close to zero. I ended up having my neighbor write me a "fake" statement with a letterhead, since he's on the board saying i paid the dues for this year. Like what the fuck else can i do in this case? Also the HOA in bumblefuck is 99% of who maintains roads, not so much what you can do with the property.

This is and isn't correct. I bought a house 20 years ago. They wanted all the stupidest shit in the world. The only thing that was "easier" was the credit score and income ratio minimums because they were allowing for predatory mortgages to be made to people who couldn't afford it.

The extra hardness is good to prove you can actually afford the damn thing. It's to protect you and the banks and everyone else. It's good.

Yeah, that's why we had a housing bubble. It popped. Home ownership today is higher than it has ever been in the last 50 years except for the bubble. That's totally because it's harder now. Tell us about how much easier it was for you when you bought a home 30 years ago than it has been today.

It used to be that in order to get a mortgage you had to put at least 10% down, have had a long term job and your mortgage was 3 times your yearly income of less. The past 20 year almost no one gets a mortgage like that.

Also the HOA in bumblefuck is 99% of who maintains roads, not so much what you can do with the property.

Buy property without a HOA. Go find another bank to get the mortgage OR do like smart boomers did and save your money and buy a house cash instead of borrowing from jews to "own" property that some "Home Owners Association" controls.

I would advise against getting a property without an HOA if you live anywhere that has or will have less than 90% white residents in the next 20 years. Non-whites will shit up a neighborhood so fast it can be surprising, and even cities you think wouldn't allow that sort of thing will turn woke on you in a hot minute and stop enforcing that kind of shit. HOAs are your last hope.

I close on my house today. This morning I get another email saying (imagine the Dave Chappelle meme where he's like "you got any more of that...") "can we get your most recent paystub again as well as most recent bank statement?" I'm so sick of them asking for paystubs and statements. Been going at this for months.
