I have no idea but I'm glad I sure don't live there. I live about an hour away. The housing here is skyrocketing also, it's ridiculous what people ask for a shack. It makes finding a house impossible.
I tried to avoid Nashville like the plague, but Hattie B's is an incentive for being there at least.
I loved Nashville to death 3 or 4 years ago. It’s gone far far downhill.
Chattanooga is ok but still 35% black.
I’m white new to the area, have a white tradwife, starting a family soon…and want to stay in TN. What areas would you recommend where we can have property and not pay $3500/mo for a 1,800 ft home?

Charlotte and Bon aqua are similar. People from Nashville are trying to move to the smaller cities which makes it suck. The traffic is increasing somewhat from what it was a few years ago, those people are scum. Everyone here in Dickson is friendly and helpful.
