The $50k is just for the repairs, the dumb writer didn't say how much her mortgage is. If buying a home only cost $50,000 in renovations, I could raise the money to buy 100 homes tomorrow and flip them all, but I'd be beaten to the punch for sure by people who have that cash in hand right now.

Exactly. No person buying a home to live in is going to offer $100k above asking, sight unseen, no conditions, and pay in cash.
