It'd be a working studio. Fuckers are bound to figure out a way in.

It just happens, unless you tell nobody that you have a studio. But, a flat hourly fee should keep most of 'em away. Then, couple it with my reserving the right to kick out dickheads and morons, and it might be okay.

LOL You don't have a real studio with professional people working at it. Build one of those and let me know how that works out for you.
