I know damned well that I'd be letting people use it. You can't keep a studio like this hidden. They'll find out and ask for free studio time. This will attract a certain class of people, among whom many I call my friends...

Yeah that’s exactly why I want to build one offsite and have a business partner. I’d certainly let some friends use the studio when it’s not booked, but we plan on making it a business. Ideally he’ll get good enough at tracking that I can focus on mixing, but I’ll still be really hands on for the first couple years I’m sure.
No, mine would be full of friends, friends of friends, strangers who claim they're friends of friends, and the other assorted riffraff.
It's just what'd eventually happen. I know it as much as I know 1 + 1 = 2.
I've seen it before - even when it started off as a 'business'. It just happens.
