This is great. Some people say don't retreat. Consider this. If blacks and Hispanics move into white neighborhoods, they have to buy at white neighborhood prices. When whites leave, they hold at Hispanic or black neighborhood prices. If you are black and move into a white neighborhood, and chase the white people away, you pay a hidden tax. As well you should.
