Adjustable dumbbells seem like an obvious first.

Good for squats, deadlifts, curls, triceps, and if you've got a bench pecs and upper back workouts.

I'm assuming something like a cable machine with a bench would get you the most with one item?

All you need is a squat rack. Just do 5x5 and pushups, and you'll be a beast. Bench isn't as good as dumbbell press, so get a bench that can incline and decline, or just do pushups. That's all you need.
