They are either looking to flip the house or buy it and rent it out.

Either way, they want to low ball the price they are going to pay. They will typically offer half or less than what similar houses in the area are going for. They are taught that they should ask for a price so low that it embarrasses them.

The only real reason I would see to sell to them is if the place is such a piece of shit that nobody else would be willing to buy it, even for $1.

Generally speaking, even paying money to an agent to list your house will end up with you having more money in your pocket. Those cash guys negotiate like they own a pawn store.

Exactly. And I hate to sound like I'm shilling real estate agents because their fees are crazy. But I've consistently seen that houses sell for more with an agent involved, even once you consider the agent fees. Even in a hot market. I don't get it, but I'd say it happens more often than not.

I get you. It sounds like shilling because the shit that happens from not using one sounds like the same shit realtors use in their commercials, and until it happens to you, you think it is just bullshit and realtors trying to stay relevant and keep collecting their fees. Looking back, the fees I would have paid to a realtor would have been a fuck of a lot less than the shit I am dealing with now.
