Very low ball offers, the more shady ones will inspect your property and make up shit that is wrong with it and devalue it. They can then claim and sue you for not disclosing these "known problems" if you sell to another party later. To protect yourself you can get the home appraised prior to inviting one of them in and have evidence of their fraud (and can press charges) if they go that route, since you will have a licensed appraisal report.

Fuck those people. I get random mailers from time to time and all of them offer a 1/3rd less than what its worth.

I coordinated the sale of a house for a disabled friend we took care of. I had a friend who is a home builder that scarfed it up as a fill in project. His price was about 25% higher than the ugly house people.

I have a friend in the industry whom I have long accused of being a con artist for being in it. That said I think he's basically an honest guy or I wouldn't be good friends with him.

He has always said that it is a solid deal for: 1) unloading a property in need of much repair and you don't have the resourses to do it 2) a clean settlement of an estate with multiple heirs of equal claim to the property 3) escaping a situation where the property is in jeopardy of foreclosure / tax sale

Conversely admits all other situations are basically bad financial deals, but claims not as bad as naysayers think and some people are happy to take less for a quick and convenient sale.

I think you'd be better off going through a licensed realtor and selling it as is. We did this with our Mother's house when she passed away. We informed the realtor of everything we knew about the house and of course, she did her own inspection. In our case, the house sold in less than two weeks. It was built in 1968. They don't build 'em like that that anymore.

Even if you list low and sell as is through a realtor you will get a much better price. Ultimately it's going to end up bought by the same type of people that want to flip houses, and they're always desperate for a deal, but if you go through the "we buy houses" middle men, you'll get a much lower price and then they go and take a profit selling it to a developer who will improve it and flip it.

Might as well just sell directly to the flippers for a modest discount over selling to someone who actually wants to live in it than giving money to a middleman.

That is, unless it's in such horrible shape that it's almost unsellable.

Thanks again everyone for the comments and advice. We heard from both the CashBuyUrAbode and the regular real estate person. We are going with the realtor. She will have it on the market by Sunday. Seems sharp enough. I have done my own comps and research so I surprised her I think. So we will see where it goes.

They are either looking to flip the house or buy it and rent it out.

Either way, they want to low ball the price they are going to pay. They will typically offer half or less than what similar houses in the area are going for. They are taught that they should ask for a price so low that it embarrasses them.

The only real reason I would see to sell to them is if the place is such a piece of shit that nobody else would be willing to buy it, even for $1.

Generally speaking, even paying money to an agent to list your house will end up with you having more money in your pocket. Those cash guys negotiate like they own a pawn store.

Exactly. And I hate to sound like I'm shilling real estate agents because their fees are crazy. But I've consistently seen that houses sell for more with an agent involved, even once you consider the agent fees. Even in a hot market. I don't get it, but I'd say it happens more often than not.

I get you. It sounds like shilling because the shit that happens from not using one sounds like the same shit realtors use in their commercials, and until it happens to you, you think it is just bullshit and realtors trying to stay relevant and keep collecting their fees. Looking back, the fees I would have paid to a realtor would have been a fuck of a lot less than the shit I am dealing with now.
