Thought about consulting work? Start an llc and just offer design services remotely. Advertise in local papers and do small jobs for residents needing an architect to design their garages and additions and stuff.

I thought about soing similar and just offering drafting services and deaign work to firms or people who need stuff drafted, designed, or drawn.
I'm pretty decent at 3d modelling too(been a while, but easy enough to pick up again)

Sounds like you're close to opening new opportunities for yourself, something to work toward then.

Unless you've already tried heavily marketing to people and keep coming up empty handed, this sounds like self-projection. Demand is not black & white, some of your skills will partially match demand in ways you're just not considering right now.
This is solid advice, assuming you have a PE
Even if he is more on the architect side of things. Become buddies with a PE and just do the designs in cad and have him review them and toss him a percentage. Most of the regulations aren't even speccing for PE's anymore just architects for residential. Last i checked most architects aren't even PE's or Engineers in general. Separate curriculums.
