Just get a reverse mortgage and they will be fine. This is what my FIL did and he lives in SoCal. He lives there the rest of his life, then when he passes, the bank gets the deed. Which is a win win because the house is in such disrepair it's going to have to be leveled if he ever moved anyway. It's still livable, but made from cheap cheap material from the 50's.
