Indeed, waterfront property isn't cheap anywhere except where it's so remote you'd need lots of money to live there. Utility lines don't run themselves and personally I like AC.

Solar has come a long way. You can piece together a kit yourself and run a window AC unit sparingly or better yet a very efficient mini-split.
