I never like condos because I don't like being cramed into tiny spaces + condo fees + HOAs. I own a condo (not in Florida), but in a blue state, which I rent out. It's going on the market very soon because the building is old. The wiring is so old, the insulation breaks off if you breathe on it too hard. The association refused to install the proper circuit breakers to prevent overloading, which would start a fire and burn the whole building down very quickly. And now this news from Florida really has me thinking I better sell now, while I can.
There are plumbing problems too. The association refuses to tear the pipes out, but rather have them rot out and flood lower units with water as the pipes fail. Then fix the pipes as they fail. I could go on.
All HOA's are committees and rule by committee is suicide. It was so bad in our building with all of the family members fighting and trying to run the place that I convinced them to hire a management company so that they would have an executive to make the hard decisions. It's been running a lot smoother for over 10 years and things have settled down considerably.
You can never know what any member of any committee have for motivation, in our case one of the other owners was still mad that my Wife had stolen her favorite plushy when they were 6. It fucked things up in the building for years.

I wonder how much is to blame on the 2021 law and how much of it is associations keeping their fees artificially low. If they had since 2021 to prepare for these assessments could they have planned better? The board 100% has a law firm that watches changes in the code and advises them.
Kind of 'get fucked' if you bought in after this law and didn't understand implications. You absolutely should be looking at the association's numbers before buying in.
