They can, however, still hold them liable for the rent as well as late fees per the rental agreement so these pieces of shit taking advantage are going to be in for a real surprise when they get sued and have their wages garnished for years to pay it all back.
What you fail to realize, never having been a landlord, is that the tenants who take advantage of this situation are the lying cunts who have no intention of ever paying you a cent, and who take delight in trashing your building while they stay in it.
Truth, I've never been a landlord. So if you do sue them, which because there's a contract that was signed agreeing to pay that amount, it seems like a pretty easy lawsuit from my perspective, how would you not get the money if it's taken out of their paychecks? Unless you're referring to people who are unemployed or work cash-only jobs, then you've got me there.
