Might I recommend, instead a pre engineered building, or a garage style with a 2nd floor studio?

I enjoy building. Though my house is a big two story modular and tight as hell. You mean steel?

Yes, PEB Steel building, not sure on what manufacturers are good and decently priced anymore, been out of the game for about a decade.
