I'm doing that too. I have the land, survoyer, engineer, two builders, etc... all lined up. Worst case scenario I break ground in spring.
Although it will be far less profitable than cramming poor people into apartments, I'm designing a single family neighborhood. My hope is that I can increase the middle class birthrate.
Honest q: how can you defend against the 'wrong' people from renting?
It will be difficult because the law is very clear on that, and not in a good way.
I can run background checks. I can make a slightly higher-end house and charge more in rent. I can charge a full-month's rent as a security deposit (as opposed to a smaller amount). Those choices should help weed out many of the least desirable.
I can avoid following vasto shastra, the hindu equivalent of feng shui.
I can invest a lot into trees and making it look natural. Whites will pay extra for that, others won't.
Just don't use Callery pear. Those things smell.
