I've seen this pattern where whites move to a suburb, followed by immigrants, followed by blacks. Maybe just in the South. The net effect is you have white people forced to live ever farther into the sticks. I guess one might argue that people should live there, but it feels bad being forced out by blacks.
It does make one wonder who ends up living in cities. I can only testify to what I've seen.
