Well look at states like Oregon. They basically ended all rural construction of homes. Zoned out. You can build on a city edge but not on an unconnected property. So if you buy some land way hell-and-gone out in the sticks you can never legally build on it so your property values go to nil guess who loves low property values of productive land? Farmers and ranchers. :)
Yeah Oregon isn't the direction I'd advocate. It's the suburb upon suburb shit that is fucking us.
See loose density suburbs were ended with what Oregon did. 100%. Only super high density on the exterior of even the smallest towns. Rural home prices are so high you get a nose bleed if you look at them.
There is corruption as well. Some people get to put a homesite on their land of they can grease or blackmail the right guy. I found a single one. An out of state college professor. Buys land for 50k puts a modern home on it. Value... 3.5mil :)
