Probably a mixture of both, with several factions currently trying to buy up massive properties. You can't print more land.
Where I'm at there's plenty of land, but the developers can't put the stuff up quick enough. You can build millions of square feet of warehouse and light industrial space in the same time you can put up some apartments, but the people moving here to take jobs cant find housing so the price goes up.
It's even affecting the older neighborhoods where trendy people usually don't want to be, I'm seeing more of what I would consider the Starbucks crowd around here these days. May be time to sell soon.
Sell NOW or don't sell at all. The housing market will crash within 6 months.
We're feeling the effects of the LargeCo warehouses and other stuff being built about 30 minutes east of here. It's going to crash but those places are going to prop up the surrounding areas for quite some time.
