This was what I was thinking. Some sellers aren’t even considering selling to someone with a conventional loan because they know there are cash buyers willing to pay over asking price in my area.

This is how investment firms are earning money now. Stocks and bonds are no longer performing, so firms are buying things like copyrights (for royalty payments) and real estate (for rent payments). Notice that copyrights don't expire anymore due to the financial industry monetizing them. Real estate is now being monetized as rental property. Capital is cheap to insiders to buy real estate. This is why property is so expensive.

What's the ticker for the blackrock muni fund? Pretty sure I've been sitting on that for a while. Hopefully, this means it will print.

It's not great, though, since Blackrock is poised to own the world in a hot minute. Kinda torn.

Blackrock also presided over a giant corporate mortgage default during the last housing crash, and their newsletters were all roses saying they had reached bottom as Lehman fell, when in reality the fun was just starting.

Point being Blackrock doesn’t have a good track record on real estate. Bob Doll had a lot of bullshit to spread.
