I just offered 55k over asking, pay some of their taxes, closing costs, and 15k appraisal gap coverage, and lost the bid. It's fucking insane. I am basically bribing people for the privilege of buying their house. This is the second one to fall through. I'm now looking at houses with 100k lower asking than the amount I'm actually targeting, just to have enough to be able to throw the biggest bribe at them. FUCKING SUCKS, I'm finally making the kind of money to get into an amazing house and here we are. Fuck.

But forreal, just make a few craigslist/facebook market posts, a couple saying you are looking to buy a PS5, cash only, and a couple saying you want to sell a PS5, cash only, and list the meetups outside of the house during the realator's hours.

I promise you you will can incite enough niggerish violence to significantly drive down the asking price.

Damn. Out here in the east it's not surprising, huge numbers of people fleeing Jew York have set up in the Collar Counties and the Lehigh Valley. I would have thought where you're at, it would be rural enough to keep them out.

You’re bidding against Blackrock. They have multiple layers of LLCs to obscure that they’re trying to buy up all the housing. I’m sorry, but your plan is good. Pick a good neighborhood, bid on a house well beneath your budget, then do repairs yourself. You’ll have a safe, comfortable home even if it takes 10 years to make the repairs/updates.

we went 45K over asking but still underbid our house in maine by 8K to some jew yorkers (probably blackrock), but my woman sent the sellers a nice letter with our bid telling them about our family and happy go lucky bullshit. they ended up offering us the house if we met the high bid, which we did.

with the bs i went through selling my first home, that would be welcome. i dread the thought of having to sell my current home looking at the availability of the current market and rates.

Foundation and roof is all I look at. The worst off the rest of it is the better. That is where you make your money. But then again I'm happy to live out of a van.

Once my kids are moved out, I'll probably sell whatever I end up buying here and do exactly that.

I think you sound overly anxious or frustrated on the issue.

If you are really finding it that difficult, try relaxing on it and giving it a few weeks. A few more dollars in the pocket, and some more time looking are not going to hurt in this market. Lots of indications of downturn coming. Except Pittsburgh for some dumb ass reason.

Maybe try another area near where you are looking... Without asking too much, say you are looking around Philly, far north suburbs, why not then look closer to the Amish down south near the old tastykake plant?

I've got some time constraints, current lessor only does year leases so I've got to be out by a fixed date, AND I'm tied to the area to keep my kids in the same schools. This is a move from leasing to owning, so really don't want to go far.

I'm really just whining, telling poal, just got the rejection news and needed to vent to someone. I'll get a place and it'll be all good, but fuck is it frustrating, and frankly infuriating because the only thing that's changed since I bought my last house was mass illegal immigration and Blackrock started going hog on private houses.

Try a new construction. That’s where I’ve gotten houses a couple times. Dealing with greedy fucks don’t always work out

Just a different kind of greedy fucks. Every new plan I drive by is "starting in the low 450's!" or worse and most of the time you're getting a dog shit house for all that money.

They don't build normal fucking houses anymore. And if you actually do find a decent builder that will build you a quality home then the government will step in to rape you on utility connections, permitting, and any other stupid thing they can think of.

Got to find a trusted builder. I’d stay away from houses built by DR Horton. I’ve replaced all the dishwasher water heater ac coil and had leaks upstairs bathroom shower already.

Go rural. Invest in a homestead for your kids. You won't regret it.

I bought my dream house two years ago and experienced the same thing - losing bids when I'm over paying ask etc. Everything went through the same process: House goes on the market like Wednesday, if you want a private showing do it Thurs or Fri, weekend open house, Monday they call all bidders and tell everyone, "Oh you're in the final consideration what can you do to make your bid better?" then pick someone Tuesday. All bullshit. I gave you your price, I have the cash, fuck you.

I finally got one by using this tactic: Here is my bid. It is over your ask. It is take it or leave it though. Accept it by tonight or it's gone cause I can't sit around waiting on you and need to go bid on something else if you don't want it. I got the first house I bid on with that.

Great house, love it.

This is what I've felt like doing but was worried I was just being headstrong and not focused on my goal. But yeah, once they ask for some additional concession I want to tell them to fuck themselves. But I also want the house. Good to know that's a functional strategy.
