Good quality hand tools usually appreciate, a shovel is always worth a shovel. If you hike a lot maybe a good water filter, if you have land chickens are cheap, if you're looking for a hobby either canning supplies or try your hand at brewing.
A good shovel will last through many body burials.
You are full of good advice. I can't picture the downside of anything you've said.
If you're bad at brewing you'll find out how much fun it is to mop your ceiling.
