It truly is invaluable. I didn’t think the heat would be so bad because I’m retarded. Summer heat heat can still hit the 90’s. It’s close to that now. And the windows face the sun most of the day. Poor calculating.
Sometimes I think of becoming a house developer who will only build great quality homes with the following: 1. Independent temperature control for each room. 2. A properly sealed/waterproof basement that has sealed rubber/tar around the outside and completely sealed/coated with some kind of water barrier so no moisture under the house seeps up through the floor. 3. A laundry room that is on the same floor as the bedrooms. The laundry room would be well built so that even there is any kind of water leak, rhe water will just flow over the sealed floor and down a drain. 4. A drain under the sink in case the built in water dispenser ever breaks, you house won't flood. 5. Any trees that are planted on the property will have special consideration for how large the tree will become, and make sure that the roots will never break into or under the house, and will not mess with utilities that are underground or break apart a driveway. 6. A proper mud room with a tub area for washing your dog after walking in the rain or whatever. If there is such a think as a dog toilet (maybe something like those squatting holes in Asia), this would be a great room to have it in. Self flushing and no pool of water for the dogs to try and drink (like an airplane toilet) or the water level is too low for them to reach.
Those are good ideas.
But then as the developer you’ll have to resort back to taking the deposit on the build, barely meeting code, then since the buyer has planned to move for the past X months, they’ll be hard pressed to back out when they see some of the shoddy work.
Profit?
I know some people in the trades who only do quality work, and show up on time when they say they will. I would hire them to get thr work done.
I know people who are involved in different levels of government who approve permits etc. and allow the process to move forward. I would hire them, pay them more than they get now and benefit from being able to seemingly bypass the normal delays.
I wouldn't answer to shareholders, so I would not have a need to make a huge profit. I'm already comfortable sonot would be more about raising the living standards for all and showing that the cost of housing can come down.
I'd also look at starting companies that produce the building materials so I could get those for the absolute lowest cost possible.
Awesome. Why am I not doing it right now? I already have a business that eats up my time. I built it up from nothing and it is not something I can easily walk away from, which I would need to do in order to make this happen. I am very much tied into the business, I have been approached by people wanting to buy my business, but they back out when the realize that they would need to keep me or clients would leave. My fees would not make the deal worthwhile for them, so I am kind of stuck because I won't sell this to someone who is too dumb to realize this and because I won't screw someone over like that and piss off all of the clients that I care about.
