I wish I knew then what I know now. Namely, if you want to buy a home with a pool and there are trees in the yard, consider the direction of the prevailing winds. I think the best circumstance would be the winds come from over the house, across the pool, and blow all the tree debris away from the pool.

Not knowing that then, I now must net out a shit ton of leaves in the fall. In the spring it's pollen and everything else that falls out of a tree that kicks in the algae growth as the weather starts to warm. And all year it's dirt and dust in general blown in from the yard. It's basically a year round pain in the ass, regardless of how nice it is when it's stupid hot outside.

If you've got the cash to spend on a pool maintenance guy, you'd likely still save money on the chemicals it takes to maintain a pool bombarded by tree debris.

No way, kills value. At worst they let it go for years then have it cleaned up prior to sale.

Swimming pools don't add any significant value. Look at sale prices in any neighborhood and compare those with pools and those without. For the same number of bedrooms and square footage, there's no discernible price difference.

Plus, you can't let them go. If the chemistry isn't maintained it will ruin the plaster. If you drain it it will ruin the plaster.

Nope....Homes here absolutely get more money and sell faster with a pool. I have personally know people who let the pool turn green for like 5 years and had it cleaned, just fine.

Anecdotes aren't data. Give us a list of similar homes in the same neighborhood with pools selling for more than homes without.

I never said you can't make a pool that was green look good, but you can't escape chemistry no matter how much you deny its existence. If the calcite saturation index of the water is too high the plaster surface will become discolored and rough like sandpaper. If the CSI is too low the pool water will eat at the plaster. It doesn't matter what you think it looks like. That's how chemistry works.
