Rent freezing, forcing "affordable housing", etc.. All cause the problems they are intended to fix. It has been done over and over and in every city it has been done it has always resulted in rent going UP and everything becoming MORE expensive.

There are thousands of apartments in NYC that can't be rented because they are "frozen" and are too expensive to renovate for them to even break even once rented. If the freeze was removed then there would be incentive to put those units back on the market which would then tank rental prices since all of a sudden 10k new (old but renoed) apartments would be on the market in a short period of time.
