I recently became a landlord in the NYC Metro area. I inherited a full building, and am now in the process of choosing my own tenants.

The number of illegals applying for my rentals is insane. Even though I put "Legal Residents of the United Sates only" in my advertisements, at least 30% of applicants are not legal. I don't respond to requests made in Spanish, or Syrian for that matter.

They're all shocked when I ask for their Gov ID, SSID & bank statements. (none of which they have)

One offered to pay me an illegal ammt of security deposit to avoid the approval process.

One family couldn't afford an entire unit, they wanted to live in the master bedroom (5 of them) and rent out the smaller bedroom. They were unaware that we have occupancy laws here, that they're not allowed to move their entire village into a two bedroom unit.

I've even had a few "students" apply. When asked they can only provide expired student visas and clearly should have left already.
I had one illegal provide me a copy of an id that clearly wasn't him, and a current paystub from a company listed as having closed and dissolved three years ago. The address on the paystub was that of a totally different person.

This is madness. Seems like they'll ship people to NYC from the mexican border, regardless of origin country, if you claim to have family here. Even though they're not supposed to work, they do. It's obvious they have some sort of state- assisted underground railroad helping them navigate.

For every illegal, you should be sending them somewhere to meet you to discuss paperwork, tell them when you'll be there then report them to ICE (I know they probably won't do shit but still, leftists do this kind of shit all the time against us).

Are you suggesting I should charge them $200 to have their rental application processed by ICE?

This is a good thing for you, it easily disqualifies those who would be the worst tenants.

Have your intake process very stringent and you will end up with a lot fewer shitheads.

One thing to consider: When you find great tenants, offer them some kind of incentive to stay there, such as you won't raise their rents as much as you would for everyone else. Shitty tenants get the max increase in rent allowed and subsidize the good ones. It is easier to keep a good renter than to find a new good renter.

Subsidizing, that's a great idea! Give the good ones a discount, and the shitty ones a giant increase. nice!

A good renter also takes care of the property and costs you less in maintenance fees. So it makes sense to charge them less for many reasons.

Given the financial climate, we won't be breaking even this year. I will be raising the rent as much as the market allows. Shitty tenants get the highest increase!

I moved out of the city to get away from this shit. The only problem is, I may not have moved far enough. I'm considered "in the woods" yet big city problems are encroaching. Fortunately, illegal aliens need big city services and sanctuary designations. They'd die off pretty quickly if they lived in the woods. There are no "programs" here.

It's a lot easier to refuse to pay taxes if you have somewhere you can grow food and defend against glowniggers and ZOGbots.
