Somebody just offered me a cash offer on my house at over asking price, with a lease purchase option. is this some kind of scam or something, it sounds way too good to be true ... all they ask is i give them the house later on, so is there any risk to doing this if i want to leave the commie dumpster?

Lease purchase is rent-to-own. If they made you a cash offer, there should be no need for any other agreements.

I'd be suspicious.

I told them its cause i still live in the house, so they offered a lease purchase agreement. But then why not move the closing date out?

Even if they close today, you have so much time to move. There shouldn't need to be any other agreements. They bring a check to the closing, you move within 30 days.

Run away. I was a Realtor. They will get in the house, refuse to close, and you will be stuck with squatters in your house. If you're still uncertain, spend couple hundred on an attorney, it will be the best money you ever spend, guaranteed
