Is there a will? If they're mentally incompetent, the will may specify who has the ability to make decisions for the estate.
The will only lists who signs off on things when he dies, and lists beneficiaries.
What OP needed was a Power of Attorney, but if his dad is already losing it, no good lawyer will issue one because they are required to ensure the person singing it is of sound mind.
Sometimes if you can declare someone mentally incompetent, the terms of the will can be enforced beforehand.

Sure. States and localities vary, but a will (or living will) may give you powers to manage the estate when the writer is incompetent. IANAL and this is not intended as medical advice, but a good family lawyer and a couple hours of time should be able to give you the answers you need.
I have to continue to research this. I am. It’s fucked to be held responsible for everything but have no legit say so in anything.
