I think the retirees move so they have a gated community, fast response time from emergency medical personnel, no "youngins" messing with their shit and making noise, armed security (the elder-community up the street from where I live has a 24/7 guard shack), and people their age to hang out with at the clubhouse. Pretty sweet deal to live out the rest of your life. Probably worth it if you are single or your spouse died.
