I'll comment that my home inspector was supposed to be the leading firm and the result sucked. - you'll want to fix this but I won't provide estimates - all this stuff is not to current code because your house was built in the past. - the document looked impressive but was content free
If I did that again I would... - hire a roofer to inspect the roof and provide an estimate for any correction - hire an HVAC company to inspect and provide a quote for any needed work - hire a plumber to inspect sewer, hot water heater, check for leaks and make a quote. Check the gas too. - maybe do the same for electrical - do the same for foundation if you have any questions
Home inspection is a racket. This would cost about the same and you would have actual information about home purchase risks. Have a pro look at major systems and give you a quote.
Home inspectors are paid to find shit. Leave low hanging fruit.
They spout code they were trained on, that may or may not apply at the local the home is at. Usually in the county out of City there is minimal code for anything in Texas and other states.
They only quote the latest code. Like fucking arc fault breakers. “Needs total rewire” get fucked. The house is 30 years old, Does not require and hasn’t burned down or killed anyone. Fuck off lear the code.
What should happen is for every sale that falls through due to an inspectors report due the fuck out of the inspector and their company. Then maybe they will not be so zealot about shit and Lear the code.
Then apply the code to that home that was required when it was built.
