I don't know ehat your CV looks like but the mountain and foothill towns in North Carolina have the geography and cost of living you'll want, its been a while since i was in Tennessee but if you want white culture 4 distinct seasons, and land that is good enough that's a good bet too. TN is more rightwing than NC these days but NC has better soil, TN has flatter land but it's just rock about 4-5 feet down so flooding can be an issue. The working man in NC is still rightwing and some communities are moreso than others.
I basically work from home/online and support my family that way. I like the idea of Tennessee and NC, but both of those places just seem a bit out of place for me because last time I visited, all I saw were carnivals and an overweight population that eats goyslop like fried oreos. I understand I'm just generalizing here too.
But I was looking into PA for the reasons you stated exactly, but also because the Pittsburgh area specifically still has a fairly large White population with a few Orthodox Christian churches that I feel at home with. I am also attracted to living near a city because if I happen to lose my job or something happens, I can just do "Uber" for a little extra cash to get by, but that's a just-in-case-shit-happens scenario.
Stop justifying living in a shithole. I'll take the fat fucks from NC over a faggot northerner any day. Stay up north and do the south a favor.
NC is full of joggers though. You can keep them.
