I think real estate agents charge way to much for what they do. It seems to me that in the modern information age I should be able to get it out there and sell it myself and save thousands.

Awesome reply, thank you. I am planning on using a title company and a lawyer for sure. I currently have a VA loan on the place so I at least know it qualifies for that and I am a contractor by trade so I can fix anything!

to be honest, as the seller can I ask why YOU need title? IMO that's part of the buyer's due diligence.

there's certainly nothing wrong with you doing it, but if you want to save money I don't believe this should be your obligation. Talk to your lawyer first, but I think they'll tell you what I'm saying.
