Stake out the house, if its owner occupied you should have no worries.
Also look up your towns bnb rules. Many require special taxes, if they're not compliant it could help you get it shut down.
My corporate landlords use vacant apartments for air bnb and airport delays. So far I haven't had any issues, even though they are literally next door.
