Not that their estimates were ever right to begin with (I lost a lot of money trusting zillow a few years ago), but now zillow is showing house prices are going UP when they are normalizing down. Is this a case of a last ditch effort of market manipulation before the floor bottoms out?

They got a lot of complaints from real estate agents when the z-estimate was way below the asking price. Therefore, they always default to the asking price as the z-estimate. If you register as the listing agent, you can disable seeing the other models for house prices and the previous sale prices. Zillow is basically worthless now.

i noticed that, the z estimate went up almost as soon as the listing price went up. But the only thing that had changed was that we had set a listing price. Within a few days zillow (((changed))) the value of the zestimate within a 1% variance of the listing price ....

I just use realtor.com to look at median home prices.

They may have started out as a company doing simple real estate comparisons, but they turned into a company that inflated prices to sell the real estate that they owned.

The prices in my neighborhood have gone up even as actual selling prices are way down.

The direction of pricing is going to depend on where you live more than anything else. Where Im at they're hovering pretty close to peak pricing despite interest rates going up.

The Zestimates have never been accurate you have to look at similar houses that have recently sold or are for sale. Using zillow like that is the second best thing to the MLS which isnt public info.

They don't actually connect to an MLS database in realtime, so all their shit is old

They don't have a crystal ball that predicts the future. It's called an estimate.

The Zestimates are utter crap. Whatever agent you are working with: demand a second opinion from their broker. Then get a third opinion.
