If you use an agent they can advertise your house for you to other agents who have clients.

For Sale by Owner homes sell much slower and typically sell for 10-11 percent less than those listed by an agent.. You do the math.

Yeah, same thing where I live. I'm not sure why, but everyone I know that tried FSBO either regretted it, or ended up hiring an agent anyhow.

What you need to do is to find an attorney that does real estate closings. They handle all the paperwork and all the other bullshit. Just make sure the buyer is prequalified before you do it. It shouldn't cost you more than $500. It beats paying a damn realtor thousands of dollars.

Consider selling it for cash only and must be prequalified. A lady I know just sold a house for cash only (rehab deluxe) and offers flooded in. Mostly hispanic families but they are the ones with money right now.

I used a flat fee realtor just to get it listed on the MLS. Yeah I had to pay the buyers Realtor 3%, but no sellers agent fee other than the flat fee.

Sold my house a number of years ago in good market in a very good neighborhood. The MLS and the realtors are in collision to undersell your house. I would never do it again. Get a good discount broker that does it for like 3-4%.

From what I gather from the agents who did call me, they have "compensated" for the shit sales numbers by increasing the commission numbers on the new sales, some agents were quoting close to 5% - 7% commission on a sale, which is insane, given general house prices are going down not up

I would say you didn't not find a good one then, keep looking. The fsbo market I am sure was only created for realtors and corporations to sell to themselves, and they opened it up to the common goyem to screw them.

To be clear, you need to find a full service discount broker. In this market, they should exist wherever you are.
