If you know how tax assessment works, they don't ask your sale price, the county assessor assesses it, hence the name.
Where I live the sale price is public record (and on any real estate web site) so the assessed value is never much different. Certainly not a third of the sale price. Your county tax assessor must be retarded.

In Commiefornia in 2008, they were splitting the property taxes and basing it on the parcel's value instead of the building's value claiming they were different the whole time. This allowed the building's value to plummet, but since the land's value increased, the property taxes went up.

Property owners like me want low property taxes but also fair taxes based on the actual value in relation to comparable properties in the area. If tax rates are reduced and assessments are accurate, everyone benefits. If the assessor is making wildly inaccurate assessments on some properties, that means someone else is getting screwed by his inability to do his job or the assessor is corrupt. A hallmark of corruption in third world countries is that property is valued according to who owns it, not its actual value. So a community with a inaccurate property assessments is either poorly managed or corrupt. Some day you may own property and understand this.
