Even if you list low and sell as is through a realtor you will get a much better price. Ultimately it's going to end up bought by the same type of people that want to flip houses, and they're always desperate for a deal, but if you go through the "we buy houses" middle men, you'll get a much lower price and then they go and take a profit selling it to a developer who will improve it and flip it.
Might as well just sell directly to the flippers for a modest discount over selling to someone who actually wants to live in it than giving money to a middleman.
That is, unless it's in such horrible shape that it's almost unsellable.
