“Affordable Housing” is what screws you. Once your local government is on board with that type of development, they always start with making them very low key so most people do not notice until you have a handful of them. First couple are always built so that you cannot really see them at all or how large they really are unless you’re right on it. They hide them good to get the ball tolling.
Bus lines were traditionally a disaster. But now with rideshare they get around wherever whenever. Ive driven them to places that ten years ago youd never see them and Ive seen them in places they used to never go to.
Honestly, the most effective means is pricing them out and zoning. You have to make it too expensive for them to live there and control the rental situation properly. Controlling public transport and low income housing is key, but one of them will buy a house with some commie gov’t backed mortgage and then rent rooms to other nogs and you will have a hub for transients and it just draws them in further.
Zoning, zoning, zoning large minimum lot sizes and NO multifamily homes or apartment buildings.
Hell yeah.
I would also say long term keeping a lot of biz development that can lower property values helps too. No BS like Tim Horton’s and Walmarts. Keep it small local family businesses as much as possible. Also keeps shit jobs they may work away to minimize draw.
Agree about the businesses. It draws the diversity crowd to work there. You're absolutely right about that.
