Yeah, the real estate guy I mentioned has land around Ava. I actually lived in both Ozark and Nixa, south and east of Springfield, way out in the woods. I guess what's happened to West Virginia has happened to the Ozarks, shame. I like the Ozarks better than the Rockies, just more 'tenable' for lack of better word.
