Germ theory is widely accepted, but ever since covid1984 came around I've been hearing about terrain theory. Is terrain theory woo psudoscience or is there something more to it?

We live too sterile. The soaps and cleaners are too strong.

In my understanding most cleaners kill a lot of pathogens, but not all; thus, biologically selectivity breeding stronger, more resilient pathogens.

I believe bleach in proper concentration kills them all.

Look at mexico where the water sucks but the locals can drink it.

I wonder if foreigners get sick when they come to the us, from unfamiliar pathogens?
