Makes me wonder if i should just private sale it and say fuck it to the realtor

Wrong. Not just fsbo's attract cunts, all sales with real estate attract cunts. YOU get to dictate what you pay buyers agents.

And if you lowball the buyers agent they will steer buyers away from your property. There is a discount brokerage in my area that plays that game and while everyone else sells above list in one weekend, their stuff tends to sit.

Depends on your inventory level. Buyers tend to spot properties THEY want to see abd direct the realtor. They are just as capable as any realtor in spotting properties. This is certainly not rocket science to find a property.

Never had that problem. Since buyers can spot properties just as fast on the internet, they have the ability to control more of what they want to see. With low inventory, realtors have no choice. The days of realtors are coming to a close. Paying an unbiased lawyer for $400 to draw up a simple buy/sell agreement versus paying a realtor $20,000 for 2 hours of work is insane.

Since we are all on the same team I'm going to try and give you my best advice. Unless you really know what you are doing you should have the best representation possible.

It's entirely possible you are as good as a real estate professional, I have no way of knowing this. But that said I personally buy properties from unrepresented people, I do very well at this. I know exactly how unrepresented people think, penny wise pound foolish. Having a lawyer draw up an agreement for $400 seems like a good deal, but really, what lawyer works for such a price outside of the bottom of the barrel?

I had an uncle who sold a big property via rent to own in order to cut out the realtors even though he could have used one of my realtors at a discount. He sold for $100,000 under market. I'm not saying you aren't able to put a deal together better than my uncle, but realtors have a majority of the market for buyers locked up tight. They control zillow, realtor, redfin and every major website. The only buyers who are not represented are bargain hunters like me. Can you convince a bargain hunter to buy your house at full market price? Sure, but odds are way better with a professional.

To put this in perspective, I personally use a realtor to buy/sell and I have a massive amount of experience in the industry.

Ethics or not, people need to make money. The buyers agent can be the person who convinces the buyer to pay over asking or they can be the person to steer buyers away from a house.
