So what do i realistically need to sell the house then? Just an attorney or something

Search engines are your friend. basically pay an agent a flat rate to take care of paperwork and list it on the MLS for you. zillow and others will automatically pick it up. Their job is to make sure listing is accurate and show up to closing and then cash your check.

In this market its harder and harder to find a willing agent but you can find them. Maybe 5k . You'll also want to hire a photographer $400 - 1000 to get photos for the MLS. Make some calls to staging companies to see what their rates are. They often have their own photographers and can roll together.

Add. Not sure what state you're in but many states expect seller to give their agent a buyers commission. You don't have to agree to their rate but they will definitely sway the buyer elsewhere if they don't like what you'll give them.

399$. Go to fsbo, 25-40 pics. You will get as much exposure in all mls listings as going with a realtor. Open houses are useless. It attracts only the looky-loo neighbors.
