This bitch sold me the house a few months ago and made bank off the sale price, but now im moving, so the bitch wants another 20 grand to press a button and do some bullshit paperwork. Makes me wonder if i should just private sale it and say fuck it to the realtor

Sell it yourself. Submit a quit claim deed. You'll pay minimal fees depending on your state.

Buyers arent getting financing without title insurance which is only available through a warranty dead. Only people paying cash are investors and a few chinese buyers.

Exactly. And if you rule out all buyers that need a mortgage in order to purchase, you can expect a lower sale price due to less competition.
