I would suggest you just work with an agent. Yes you will pay out a commission but a good realtor will be able to sell your house at a higher price due to your property being listed on the MLS which will offset any commission you pay out while getting your property sold faster. Note that I said "good realtor" do your research, look at reviews, ask questions, etc.
