Advertising BO is another way of saying "I'm not serious about this price, please underbid me".
I sold my place 2 years ago w/o realtor. I teased the shit out of it on zillow and Craigslist as "coming soon" while doing some major updates, that I did myself. I had acquired abut 30 hits right away and let them all know I'd contact them when the property went live. I ended up with 4 offers and ended up selling to someone unrepresented by a realtor for cash. You can set up your own closing or just hire an attorney to do it and get the seller to split the cost. I would never use a realtor.
Side note: this property was highly desirable in a highly desirable area which helped immensely.
I sold my house almost ten years ago. Realtors so not like fsbos. Why does that matter, the MLS listing that everyone uses is geared predominantly for still service realtors. Your first move is to get your house listed on MLS. When you go with one of the discount brokers that list your house for like a $500 fee and then manage the listing per your wishes e.g. adding pictures, 360 video, price changes of it stays on the market, etc. What is not said is fsbo is discriminated against by realtors. I won't get into the details but suffice it to say, most of the large realtors have grudges. Another key issue is the face that you will not have a"full service" broker so your listing will not show up on all MLS searches, depending on the broker. Reality executives and shore West both excluded them on their searches. In the end my house sold but, for less than I wanted and after multiple price drops to play the game.
You can list it yourself on Zillow for free. Or you can go with a Fsbo only service which will get your listing on the MLS for a fee. Just be prepared to get a ton of calls and visits from realtors trying to convince you to list it with them. You could also list it with a discount broker and avoid the big hassle of realtors bugging you for the listing.

Brokers will not show your house if listed only on zillow.
And most offers come from clients with brokers. People with money don't shop for a house on their own.
Buyers brokers will also not show homes that have too low a commission. They will flat out lie and say its off the market or under contract.
Pay the extra and give a 6% commission with 3% to buyers broker and get more offers. MLS still rules when it comes to actual offers.
Don't violate their vaccine mandate laws (see News subverise), get ready for the forced jab (another law DeSantis signed), and get prepared to move again when the next Governor openly enforces the jab.
